HPC advises Aspire LPP on Melksham Planning Application
Wiltshire Council; Report for Strategic Planning Committee“No objection on the basis that the applicant’s data could not be contested as it is accurate for the whole market; ….. There is a growing and definite need for residential and nursing care for people living with dementia”
In 2023 Melksham, Wiltshire became the focus of 3 separate care home applications. Acting on behalf of Aspire LPP, HPC provided a supporting HPC Care Home Need Assessment in respect of their site on Longleaze Lane. The detailed application for the development of an 82-bedroom care home was somewhat complicated by the fact that applications on three separate sites across the town fell to be considered at broadly the same time.
Having provided the initial assessment to accompany the planning application, HPC were further instructed, in January 2024, to assess need across the Melksham locality rather than across the wider commissioning authority area of Wiltshire. The HPC Care Home Need Assessment update was able to illustrate how, given the outstanding level of need (not only current but forecast) coupled with development timeline, the requirement for three additional care facilities exists should Wiltshire Council seek to meet the statutory requirements of the Care Act 2014. The client’s case was further strengthened by the acknowledgement from Wiltshire Council Adult Social Care that the data and methodology utilised by HPC was totally appropriate.
Detailed planning was forthcoming with a decision date of 21st August 2024.
