Planning success in Woodley Green, Berkshire

Boutique Care Homes granted Consent with HPC support

“The application proposes a care (including dementia care) home with 68 bedrooms on the site of an existing builders merchant in Woodley Green. There is an identified need for a home of this sort and this has been supported by the Council Strategy and Commissioning Team.”

Committee Report – Wokingham Borough Council

This instruction related to a former builder’s yard historically occupied by Travis Perkins. Located immediately east of Reading, the site actually falls under the jurisdiction of Wokingham Borough Council from a planning perspective. Identified by our client, Boutique Care Homes, as a potential development opportunity, the detailed planning application sought to provide a new purpose designed care home for older persons (including individuals living with dementia) within the Woodley Green suburb. The proposed facility incorporates 68 en-suite bedrooms.

The HPC Care Home Need Assessment instructed in support of the application was instrumental in achieving consent. It identified a significant shortfall in appropriate accommodation and woefully limited development pipeline in situ to offset the undersupply.

Detailed planning consent was granted 5th June 2024.
