HPC provided vital Care Home Need analysis in support of this care home redevelopment

Set on a substantial site approaching one hectare, Kingsmead nursing home currently stands vacant, having ceased trading in May 2021. The existing home offers 54 bedrooms along with ancillary accommodation within the original inter-war building – subsequently extended during the 1980’s. However, with care complexity ever increasing, the client sought permission to redevelop the entire site, demolishing the existing buildings and providing a new purpose designed specialist dementia home. Accommodation will be provided in 80 single occupancy bedrooms – each with an ensuite wetroom.
The HPC Care Home Need Assessment instructed in support of the application was instrumental in achieving consent. Aligning with the Council’s own Strategic Housing Market Assessment, it identified a significant shortfall in appropriate accommodation and limited development pipeline in situ to offset the undersupply.
Detailed planning consent was granted on 8th April 2025.
