New Care Facility Gains Planning Consent in Kidderminster

HPC advises Muller Property Group in respect of the level of need for Care Home Development

Situated on Clensmore Street, to the north of Kidderminster Town Centre, this site (extending to 1.1 acres) sits alongside the Staffordshire and Worcestershire Canal. Currently utilised for industrial storage, the proposed development looks to remove all existing buildings and accommodate a purpose designed care home offering 80 spacious en-suite bedrooms over three storeys.

The planning application was supported by an HPC Care Home Need Assessment which, despite the relatively recent development of two new facilities within the district, illustrated a significant level of outstanding need in terms of appropriate accommodation – a level of need set to rise significantly over forthcoming years due to population growth. This population growth across the older population is of particular relevance in this instance with Wyre Forest, as a district, expecting to see a 64% increase in the number of persons aged 85+ by 2035 – a rate of increase significantly exceeding the national picture.

HPC, within their Care Home Need Assessment, provided a clear analysis in terms of supply/demand dynamics and concise overview of relevant Local Authority Strategic Documentation, resulting in outline planning permission being granted on 22nd October 2024.
