HPC has acted on behalf of a group operator in the sale of a former care home to local developers.
Ian Wilkie, HPC“With a creative approach, we were able to deliver an excellent outcome for our client after an involved and complex planning process.”
The property is located in a highly sought-after residential area to the south of Harrogate town centre and close to the famous “Stray” parkland. HPC were instructed by an established client to find a purchaser for the former care home, which had been closed for some time due to the property reaching operational obsolescence.
After extensive marketing, it became apparent that the site was unsuitable for construction of a new care home. Acting in conjunction with S&SA Architects, together with WYG Planning Consultants, HPC was instrumental in obtaining planning permission for construction of 13 apartments and a coach house on the site.
After engaging with a number of interested parties, the property has now been sold to local developers Amberstone Developments. Director of Amberstone, David Whittaker, said, "We believe this is an ideal location for us and look forward to delivering a high-quality, bespoke residential development."
HPC Director Ian Wilkie, who handled the sale, commented, “this demonstrates the flexibility of approach that HPC is able to bring to projects of this nature. After an extensive marketing process, it was apparent that continued use of the site for care purposes was not feasible. However, with a creative approach, we were able to deliver an excellent outcome for our client after an involved and complex planning process.”
