Cornerways in Harrogate was the last care home owned by a long-standing client of HPC. The smallest in their portfolio, it gradually became unviable and was closed in 2016. What followed was convoluted, but our involvement essentially encompassed:
· Working closely with the planning consultant, HPC evidenced thorough market intelligence over 12 months, helping to achieve planning permission for change of use, demolition and the construction of 5 houses.
· With timing of the pandemic being a factor, co-ordinating with builders, contractors and planning consultants to ensure a material start was made on site and the planning permission thus protected
· Running a tender process and co-ordinating with demolition contractors to clear the site when the building became problematic
· Simultaneously exploring the market and negotiating the sale of the site to a regional developer.
